Design & Procurement, Management & Operation, Post Construction Review Assessment only: this level of service is most suited for clients who wish to have their projects formally assessed with no obligation to meet minimum ratings.

Assessment with Full guidance: this level of service provides for the formal assessment as previous but also allows for full guidance from inception through to completion to assist clients who are required to achieve a minimum BREEAM / Code Standard.

The BREEAM family of assessment methods and tools are all designed to help construction professionals understand and mitigate the environmental impacts of the developments they design and build.

The Code for Sustainable Homes:
The Code aims to protect the environment by providing guidance on the construction of high performance homes built with sustainability in mind. Users will notice that there are new mandatory minimum levels of performance that have been introduced across 6 key issues:

  • Energy efficiency /CO2,
  • Water efficiency,
  • Surface water management,
  • Site Waste Management,
  • Household Waste Management,
  • Use of Materials,

Code assessments are carried out in two phases:

  • An initial assessment and interim certification is carried out at the design stage,
  • Final assessment and certification is carried out after construction,

BREEAM Industrial:
Used to assess the environmental impact of storage and distribution, light industrial units, factories and workshops. 

  • Speculative: this category covers the assessment of speculatively developed buildings with an unknown end occupier.
  • Fitted Out: this category covers the assessment of buildings that are being designed and fitted out for a known end occupier, or where the end occupier is unknown but the operational area is being fitted out.

BREEAM Industrial assessments can be carried out for:

  • New buildings,
  • Design stage and post construction stages,
  • Buildings undergoing major refurbishment,

BREEAM Offices:
Most widely used means of reviewing and improving the environmental performance of office buildings. Assessments can be carried out on both new and existing office buildings - non occupied or occupied, as follows:

  • New build or refurbishment: design and procurement,
  • Existing office (occupied): management and operation,

BREEAM Schools:
To set environmental targets for new and refurbished school buildings. Assessments can be carried out at the design stage and verified post construction for primary and secondary schools including the following:

  • New Schools
  • Major refurbishment projects
  • Extensions

The development of BREEAM Schools was driven by the sustainable development action plan, which called for both new build and refurbishment projects to achieve no less than a BREEAM ‘VERY GOOD’ rating.
